Borrowing power questions
How is borrowing power worked out?
Your income is converted to an after-tax figure. Living expenses, existing repayments and 3.8% of your credit card limits each month are deducted, and what is left is tested against an interest rate 3% above the rate you enter, which is the buffer lenders apply.
What living expense figure is used?
Either a household benchmark based on your household size and income, or your own figure. If your figure is lower than the benchmark, the benchmark is used, as most lenders do.
How is rental and bonus income treated?
80% of rental income and of bonus, overtime or other income is counted, as lenders generally discount less regular income.
How is the property price worked out?
Your borrowing power plus your deposit, less stamp duty for the state you choose and an allowance of $3,000 for legal and government fees. First home buyer concessions and foreign purchaser surcharges are applied where relevant.
Why might a lender give a different answer?
Each lender sets its own assessment rate, expense benchmarks and income policy. Employment type, credit history and the property itself also affect the result.
