Home loans
Buying your next home, upgrading or moving. We compare lenders and structure the loan around your income, including self-employed and business income.
Common uses
Upgrading
Buy a bigger home, with or without selling first.
Downsizing
Move to a smaller property and release equity.
Bridging finance
Buy before you sell.
Self-employed borrowers
Business, trust and company income assessed properly.
How lenders assess a home loan
Home loan approvals come down to a few areas. Knowing them before you apply helps you choose the right lender and avoid surprises.
Income
Salary is usually counted in full. Bonuses, overtime and rental income are often shaded and self-employed income is usually averaged over one or two years.
Living expenses
Lenders use the higher of your declared expenses and a benchmark for your household size and income.
Debts and credit cards
Repayments on other loans are deducted and credit card limits count against you even with a zero balance.
Deposit and LVR
Some lenders accept a deposit from 5%, usually with lenders mortgage insurance. Eligible first home buyers can buy with 5% and no LMI under the Home Guarantee Scheme. A 20% deposit avoids LMI with most lenders.
Credit history
Lenders check your credit file for defaults, missed repayments and recent enquiries.
The property
The lender’s valuation, the location and the property type all affect how much they will lend.

Fix these first
These are the issues that most often slow an application down, and what to do about each one.
- Unused credit card limits
Reduce or cancel limits you don’t need. They lower your borrowing power even with a zero balance.
- Buy now, pay later accounts
Close accounts you no longer use, as lenders count them as debts.
- Expenses higher than you think
Review three months of statements so the expenses you declare are accurate.
- Several recent credit enquiries
Avoid applying with several lenders yourself, as each application can show on your credit file.
- Changing jobs mid-application
If you can, wait until your loan is approved before changing jobs, or talk to us first.
How much can I borrow?
It depends on income, expenses, debts and the lender’s policy. Different lenders can give very different results for the same person.
Can I get a home loan if I’m self-employed?
Yes. Lenders assess business income differently and some accept alternative documentation.
Should I choose fixed or variable?
Each has trade-offs. Many borrowers split the loan. We will compare options for your situation.
