Common uses
Low-deposit options
Loans for buyers with a smaller deposit.
Government schemes
Check eligibility for federal and state first home buyer schemes.
Stamp duty
Understand your state's stamp duty concessions and total purchase costs.
Pre-approval
Know your budget before you start looking.
How lenders assess a first home loan
First home buyers are assessed like any other borrower, with a few extra factors around deposits and government schemes.
Genuine savings
Many lenders want part of the deposit saved over at least three months, especially when the deposit is under 20%.
Deposit and schemes
Eligible buyers can buy with a 5% deposit and no lenders mortgage insurance under the Home Guarantee Scheme. Price caps apply.
Income and employment
Lenders check your income and how long you have been in your job. Some accept applicants still on probation.
Expenses and debts
Living expenses, HELP debt, car loans and credit cards all reduce how much you can borrow.
Stamp duty and costs
You need funds for stamp duty, legal costs and inspections unless a first home buyer concession applies.
The property
Some lenders limit lending on small apartments, new developments or some regional areas.

Fix these first
These are the issues that most often slow an application down, and what to do about each one.
- Gifts not documented
If family is helping with your deposit, get a signed gift letter and keep the transfer records.
- No pre-approval before an auction
Get pre-approval before you bid, as auction purchases are unconditional.
- Forgetting purchase costs
Budget for stamp duty, legal fees, inspections and moving costs, not just the deposit.
- Scheme eligibility not checked
Check the Home Guarantee Scheme, stamp duty concessions and grants before you choose a property.
- Taking on new debt
Avoid new car loans or credit cards before settlement, as they can change your approval.
How much deposit do I need?
Usually from 5% of the property value, with a government scheme or lenders mortgage insurance. Eligible single parents may need as little as 2% under the Family Home Guarantee. A 20% deposit avoids LMI with most lenders.
What government help is available?
Federal and state schemes change regularly. We will check which you may be eligible for at the time you buy.
What is pre-approval?
A conditional indication from a lender of how much you can borrow so you can make offers with confidence.
