FAQ

LVR questions

What is LVR?

Loan-to-value ratio is the loan amount as a percentage of the property value. Lenders use it to set limits, pricing and whether mortgage insurance applies.

What LVR do commercial lenders allow?

Commercial lenders commonly lend at lower LVRs than residential lenders, depending on the property type and borrower.

Can I use more than one property as security?

Yes. Add each property with its value and the loan secured against it. Each security shows its own LVR and the combined LVR is the total of all loans divided by the total value of all securities. Lenders may apply a different maximum LVR to each property depending on its type and location.

How do I work out how much more I can borrow?

Enter your properties and current loans. The calculator shows how much more you could borrow before reaching 60%, 70%, 80% and 90% LVR. Enter a new loan amount to see your LVR with the new loan and how much room is left. Most lenders charge lenders mortgage insurance above 80% LVR on residential property and borrowing is also subject to your income and the lender’s policy.
